Roof Inspections — Free, Honest & Photo-Documented
A clear answer about your roof's condition — not a sales pitch.
Whether you've just weathered a windstorm, you're buying or selling a home, or you simply don't know how much life your roof has left, it starts with an inspection. First Choice Roof Service offers free roof inspections across the Greater Puget Sound area — and we're known for giving honest assessments, not scare tactics.
Our inspectors are full-time, certified roofing technicians who work on these roofs every day. We check the full system: shingles or membrane, flashing, penetrations, ventilation, gutters, and — where accessible — the attic side, where leaks and ventilation problems show up first.
Everything is photo-documented. If your roof is fine, we'll tell you it's fine. If it needs work, you'll see exactly what we saw and get a written estimate you can consider on your own schedule.

Roof Inspection FAQs
Is the inspection really free?
Yes — inspections and estimates are always free, with no obligation. It's been our policy for over 17 years, and it's a big part of why so much of our work comes from referrals.
How often should I have my roof inspected?
Once a year is a good rhythm for most Puget Sound homes, plus after any major windstorm. Roofs over 15 years old, or homes under heavy tree cover, benefit from closer attention.
Should I get a roof inspection after a storm even if I don't see damage?
If the storm was significant, yes. Wind-lifted shingles and loosened flashing often aren't visible from the ground but let water in over the following months. Insurance claims are also much easier when damage is documented promptly after the event.
Do you inspect roofs for home purchases and sales?
Yes. A roofing-specific inspection tells buyers and sellers what a general home inspection often can't: actual remaining life, repair costs, and whether issues are cosmetic or structural.
What happens if you find problems?
You'll see photos of everything we found, an explanation of what matters and what doesn't, and a written estimate for any recommended work. What you do next — and when — is up to you.
